It is the buyer’s responsibility to check for bankruptcies, back taxes, IRS and AZ Department of Revenue liens, HOA assessments, liens, transfer fees, Contractor or Mechanic liens. Make sure you check for all of these items because they are the buyer's responsibility and should be factored into your expenses before reselling the property.
Most of the information gathered on these properties is obtained through the County Assessor site at: maricopa.gov/Assessor/. Typically, we gather information regarding square footage, lot size, year built, condition, values, etc from this site. Although it should be accurate, it has been known to produce wrong information on occasion.
You can also check for back taxes by using the parcel number at: treasurer.maricopa.gov/parcels/
Another useful resource when researching liens and other recorded documents is the County Recorders office at: www.recorder.maricopa.gov/
