PURCHASE:

All properties are on a 1st come, 1st serve basis. Properties can be secured verbally and by delivering a $4,000 non-refundable cashiers check as an earnest deposit by 12 noon the following day. If you are able to purchase the property with cash, bring the cashiers check for the list price into our office and we will draft a Special Warranty Deed to transfer ownership. If you are purchasing by using a ‘hard’ money loan you will have seven days to perform, unless otherwise negotiated. We are a property wholesaler and want to close our deals in as timely of a manner as possible. The buyer is responsible for all closing costs. Pricing is firm unless the property has not sold in several weeks, in which case we will entertain offers. Transactions closing within 24 hours are preferred.
